Why We Seal Before We Trap, and Why We Don't Bait the Attic

Poison bait in an attic is the wrong first move in an occupied house, and we won't do it. A rat that eats bait goes off to die somewhere quiet, which in a Dallas house means inside a wall cavity or under the bathtub, and the smell lasts two to three weeks with no way to get at it. Bait belongs outside, in tamper-resistant stations at ground level, where it thins the population before it reaches the house.

Inside, the sequence is fixed. First the inspection, from the roofline down: every vent, every fascia joint, the plumbing stacks, the chimney, the weep holes, the garage door sweep, the utility penetrations. Then sealing, with materials rats can't chew: stainless or copper mesh packed into weep holes behind vented covers, so the brick can still breathe; hardware cloth screwed over gable and soffit vents; sheet metal over the fascia gap; a cap on the chimney; sealant around pipes. Then trapping, with snap traps placed on the runways we found, not scattered in the corners.
